Businesses across north Orange County

Shops, studios, clinics, restaurants and small industrial units — planned service, rooftop work, and tenant improvements that are permitted properly.

01

Scope

  • Planned service

Once or twice a year depending on the equipment and how hard the space works it, with a written record against each unit rather than a signature on a sheet.

  • Rooftop units and splits

Coils, filters, belts, drains, economiser travel and control settings — the equipment over most commercial space here.

  • Extract and make-up air

Restaurants, salons and workshops that take air out of a building without a deliberate route for it to come back. Grease duct cleaning itself is a separate specialist trade.

  • Tenant improvements

Partitions change where the air needs to go and rarely change the unit on the roof. We would rather look at the drawing than at the complaint afterwards.

  • Replacement planning

Which unit is next, what the change-out needs in crane time, roof access and permitting, and which budget year it belongs to.

02

Tenant improvements: three signatures before a permit

On a leased unit the order matters more than the work. The landlord's consent, the plan check and the permit each have their own timetable, and a job that starts before they line up stops halfway through.

We will tell you what the existing plant can carry, what the change does to the air, and where the sequencing usually goes wrong. What your city requires is their call — the permits page lists the questions to put to them.

Premises we know

  • RestaurantsHood extract, make-up air and a dining room that has to stay comfortable while the kitchen pulls against it.
  • Studios and salonsHigh occupancy in a small volume, and extract that fights the front door every time it opens.
  • ClinicsRooms that need their own temperature and their own air, on the clinic's hours rather than the building's.
  • Shops and trade countersA door open to the weather all day on equipment sized for a sealed building.
  • Small industrial unitsProcess heat, extract, unit heaters and an office at the front on something else entirely.
